Call-outEmergency — no hot water
SystemCommercial plant room with a Joule unvented cylinder, booster pump set and zoned heating and hot water
Fault foundFaulty zone valve on the hot water circuit; separate fault code on the main control panel
Work completedReplacement zone valve sourced locally and fitted like for like the same day; hot water restored

The Challenge

A children’s nursery in Kensal Green had lost its hot water. In a nursery that affects handwashing, kitchens and cleaning straight away, so the fix needed to happen that day rather than after a wait for parts.

The hot water is produced in a commercial plant room, with an unvented cylinder, a booster pump set and zone valves controlling where the heat goes. The job was to find which part of that system had stopped the cylinder being heated, and put it right on the same visit.

The Solution: A Same-Day Zone Valve Replacement

We attended the plant room and diagnosed a faulty zone valve on the hot water circuit. With the valve not opening, heat was not reaching the cylinder.

Rather than book a return visit, we bought a replacement zone valve from the local merchant the same day and installed it like for like, so the existing pipework and wiring did not need changing. Hot water was working again before we left.

Why a Like-for-Like Replacement Was the Right Call

On a commercial hot water system the aim is to restore the service quickly without creating a bigger job. For this nursery:

  • Same-day parts: Sourcing the valve from a local merchant meant no second attendance and no extra day without hot water.
  • No redesign: A like-for-like valve fits the existing pipework and controls wiring, keeping the repair simple and the plant room as the building’s engineers know it.
  • Proven on the day: Hot water was confirmed working before we left site.
  • Problems flagged, not ignored: A separate fault on the main control panel was reported to the client rather than left for someone else to discover.

The Repair Process

  1. Plant room diagnosis: We attended the commercial plant room and found a faulty zone valve on the hot water circuit.
  2. Same-day part: A replacement zone valve was bought from the local merchant.
  3. Like-for-like fit: The new valve was installed in place of the old one and hot water was restored.
  4. Controls checked: While on site we found a fault showing on the main control panel, which may point to a faulty thermostat or a communication error within the controls.

The Results

The nursery had hot water again on the same visit, with no need to wait for parts or a second attendance. The client also has a clear list of the next jobs: the control panel fault and new cartridges for a classroom kitchen tap.

Recommended Follow-Up

  • Control panel fault: Trace the fault showing on the main control panel to find out whether it is a faulty thermostat or a communication error, and repair as required.
  • Classroom kitchen tap: Fit new tap cartridges to the kitchen tap in the classroom.

Commercial Hot Water Questions

Why would a commercial building lose its hot water suddenly?

On systems where a boiler heats the cylinder, a failed zone valve on the hot water circuit is a common cause: the valve stops opening, so heat never reaches the cylinder. Faulty controls, thermostats and immersion heaters are the other usual suspects.

Can you fix it the same day?

Often, yes. Standard parts such as zone valves can usually be sourced from a local merchant on the day, as we did for this nursery, so the repair does not wait for a second visit.
