LANDLORD RESPONSIBILITIES
Your legal obligations as a landlord
Under the Gas Safety (Installation and Use) Regulations 1998, every landlord must arrange an annual inspection by a Gas Safe registered engineer.
You must give existing tenants a copy of the certificate within 28 days and provide it to new tenants before they move in. We issue your CP12 on the same visit and can remind you when the next inspection is due.
Multiple properties can be scheduled together, and minor issues can often be repaired during the inspection to avoid another call out.
