Customer Job: Emergency Hive Heating Repair in Virginia Water

Back to Customer Jobs

Project Overview

Location Knowle Grove, Virginia Water, Surrey
Call-out Emergency — Hive heating and hot water not responding
System Hive heating and hot water, plus Heatmiser underfloor heating
Fault found Failed Honeywell zone valves on the underfloor and upstairs circuits
Work completed EPH 2-port zone valves and 5-way wiring connectors fitted; system bled and re-pressurised

The Challenge

A tenant in Virginia Water reported that the Hive app had stopped controlling the heating and hot water. Hive batteries had already been taken out as a test — yet the upstairs radiators were still warm. That is not a thermostat-battery fault. On a zoned system it usually means a motorised valve is stuck open, so water keeps circulating even when the programmer is dead.

The house also has a second heating circuit: underfloor heating on Heatmiser controls. The job for our emergency gas engineer was to prove which zone valves had failed, restore control the same day, and leave the tenant able to run Hive and the underfloor system independently.

The Solution: EPH Zone Valves for Hive and Underfloor Heating

We tested every zone valve on the system. The Honeywell valves serving the underfloor heating and the upstairs radiators were not seating correctly — which matched the radiators staying warm after the Hive batteries were removed. Both valve bodies and actuators were replaced with new EPH C1P Detach Pro 2-port zone valves, wired through 5-way connectors so the existing Hive and Heatmiser controls could drive them cleanly.

After fitting, the radiators were bled to clear air, the system was re-pressurised, and both zones were run to confirm the new valves opened and closed on demand. The tenant was then shown the two control systems: Hive for hot water and radiator heating, and Heatmiser for the underfloor circuit.

Why EPH Actuators and 5-Way Connectors

Hive and Heatmiser can only do their job if the motorised valves actually move. For this Virginia Water repair, EPH actuators with detachable 5-way plugs were the reliable replacement for the aged Honeywell heads:

  • Two heating systems, one repair: Replacing both the underfloor and upstairs valves stopped a stuck-open circuit and put Hive and Heatmiser back in charge of their own zones.
  • Detachable C1P heads: The EPH Detach Pro actuator unplugs from the valve body, so a future head swap does not mean cutting the pipework again.
  • 5-way wiring: EA5YPLUG connectors give a positive, labelled join onto the existing 5-core actuator cable — tidier and more reliable than remaking the old Honeywell connections in situ.
  • Clear labelling: Downstairs heating and upstairs heating were marked on the new heads so the tenant can see which valve belongs to which floor.

The Repair Process

  1. Arrival and diagnosis: We confirmed the Hive batteries-out test, then operated each zone valve. The underfloor and upstairs Honeywell valves were not closing, which is why the upstairs radiators stayed warm.
  2. Valve replacement: Both 2-port valves were swapped for EPH C1P Detach Pro actuators, fitted with 5-way wiring connectors and labelled downstairs and upstairs heating.
  3. Commissioning: Radiators were bled, the system was re-pressurised, and Hive and Heatmiser were each called for heat so both new valves could be proved opening and closing.
  4. Handover: The tenant was shown System 1 — Hive for hot water and radiator heating — and System 2 — underfloor heating on Heatmiser — so the two programmers are no longer mixed up on a future call-out.

The Results

Heating and hot water control were restored on the same emergency visit. Hive can now switch the radiator and hot-water zones, the Heatmiser underfloor circuit has a working valve of its own, and the Virginia Water property is no longer heating itself with a pair of stuck Honeywell actuators. No second attendance was needed to get the tenant back in control.

Recommended Follow-Up

The emergency repair stopped the runaway heating. While on site we also flagged work that will keep this ageing system reliable — none of it was required to restore control that afternoon:

  • Immersion backup: The immersion-heater socket is melted. Replacing the socket and the immersion heater would give a backup hot-water source if the boiler is off.
  • Corroded pipework: Sections of pipe show heavy rust and green oxidisation and are at risk of an imminent leak. Those lengths should be re-piped rather than waited on.
  • Boiler service: A full strip-down boiler service is overdue on a system showing its age throughout — the right time for a thorough boiler repair inspection as well.
  • Expansion vessel and cylinder: The expansion vessel needs recharging or replacement, which means a drain-down. The hot-water cylinder should be inspected on the same visit while the system is empty.
